For east Ocala drivers, the Starbucks on East Silver Springs Boulevard is a familiar stop; for a new owner, it is a $2.35 million investment.

The Starbucks property sale transfers the 1.06-acre site at 3727 E. Silver Springs Boulevard from All Dreams Realty LLC to ZZS Properties LC.

The deal puts a fresh price on a commercial corner that has changed considerably in recent years.

The east Ocala property holds a roughly 2,500-square-foot building completed in 2024, along with a drive-thru canopy and 14 parking spaces.

Starbucks began serving customers there in May 2024, bringing the coffee chain back to a stretch of the boulevard it had left years earlier.

The location operates under a long-term triple-net lease with Starbucks Corporation, a detail that helps explain its appeal as Starbucks real estate.

Under a typical triple-net arrangement, the tenant takes responsibility for certain property expenses, although the obligations depend on the lease.

That structure can make a property attractive to buyers seeking rental income without managing a storefront themselves.

For customers, the sale does not by itself signal a change in who pours the coffee.

The distinction matters because a change of landlord can sound more disruptive than it is for the people using the drive-thru each morning.

For the surrounding neighborhood, the transaction is another reminder that daily routines and commercial investment often meet at the same intersection.

The store sits northeast of a Wawa that opened in 2019, near an emergency room and other businesses that have added activity to this part of Ocala.

Those neighbors give the corner more than one reason to draw traffic throughout the day, though the sale price alone reveals nothing about customer volume.

That uncertainty is worth keeping in mind when a high-profile brand becomes the face of a much broader real estate deal.

The $2.35 million figure reflects the property transaction, not a disclosed measure of how many drinks the store sells.

It also does not tell residents whether nearby land values will rise or whether another business is preparing to move in.

What is clear is that East Silver Springs Boulevard has become an important piece of the chain’s Ocala footprint.

A Starbucks once operated farther east at 4905 E. Silver Springs Boulevard before leaving that address in 2009.

The former coffee shop site has since become a Firehouse Subs, while the newer Starbucks has restored the brand’s presence along the corridor.

Elsewhere in the city, Starbucks opened a Maricamp Road location at Saddlebrook Square in 2021 and added a northwest Ocala store in late 2024.

Those openings show a wider local presence, but they should not obscure the distinct role of the east Ocala store.

Its drive-thru, parking and position near other established destinations give customers several ways to work a stop into an ordinary errand.

For nearby residents, however, every new commercial investment also raises a practical question: how much more activity can the road comfortably handle?

Convenience and congestion can arrive together, especially where a busy boulevard serves commuters, shoppers and neighborhood traffic.

The Ocala Starbucks property sale offers no answer to that question, but it does place a concrete value on this relatively new site.

It also underscores the difference between building a business and buying the land beneath one.

ZZS Properties LC acquired the site, while Starbucks remains the tenant identified under the long-term lease.

That arrangement leaves the recognizable storefront in place even as ownership of the real estate changes hands.

The turning point here is financial rather than visible from the curb.

A driver ordering coffee may notice nothing different, yet the purchase adds another chapter to the corridor’s recent commercial growth.

For locals watching east Ocala change, that is the larger story behind a seemingly straightforward sale.

The corner has moved from a newly opened coffee stop to a multimillion-dollar property transaction in a relatively short span.

Whether its next chapter brings more nearby development remains to be seen; for now, the Starbucks keeps serving a part of town that clearly has investors’ attention.

Hope somebody looks at traffic before adding more businesses around that Starbucks.

I still think of that old 4905 location whenever I pass Firehouse Subs.

East Ocala could use more options, but the boulevard is crowded enough already.

The parking lot feels small when the drive-thru gets busy.

Linda M.I’ve had to circle once when the drive-thru line backed up. Fourteen spaces go fast.

Didn't know Starbucks leases the place instead of owning it. Interesting setup.

It is an interesting distinction: ZZS Properties bought the real estate, while Starbucks remains the tenant under a long-term lease.

Josh K.I was surprised too. I guess a long lease lets them keep the location without owning the lot.

The nearby emergency room is one of several destinations drawing traffic to that area. It’s a good point to keep in mind as the corridor grows.

It’s been a welcome return for many coffee drinkers along the boulevard. Starbucks left its former location farther east in 2009 and opened this one in May 2024.

It has changed quite a bit. The $2.35 million price is for the property, though it doesn’t tell us how the store itself is performing.
